Since we entered Construction Management in 1993, we have handled a variety of construction projects ranging from local churches to banks, and credit unions. Family owned and Operated right here in the Permian Basin, Joyce Builders, Inc. puts the client at the head of the project.
That's the difference between the standard construction industry and true Construction Management. Under Construction Management, the customer only pays for the actual cost of the building construction and is in complete control of the expenditures throughout the duration of the project.
The Construction Management Difference
The Standard Construction Industry practice is to place a mark up on all facets of construction. But we have a different approach. Construction Management is designed to allow the customer to be in total financial control fo the construction. There are no hidden charges or the slight percentage mark ups that are usually associated with standard construction practices.
Joyce Builders, Inc. works as an agent for the customer, negotiating with the various sub-contractors, to tailor a bid package that meets the customer's budget requirements. We assemble a sub-contracting team based on the customer's preferences.
This team then works closely under the direction of our superintendent to remove hidden waster factors, avoid time-consuming mistakes, and find areas of monetary improvement during the bid process. The final bid numbers are presented to the customer with all costs listed.
Not a competitor
Joyce Builders, Inc. does not compete with any General Contractors of the Permian Basin. In fact, when a customer approaches us to manage their project they have already decided how they want things run. We simply take out the hassles associated with construction and the bidding process to reduce costs and building time.
We represent our customers to find the necessary sub-contractors to see the project through to completion. Under our Construction Management, the customer knows what they are paying for each phase of construction and decides which sub-contractor will perform the required task.
If you build it...
Once the building process has begun, Joyce Builders, Inc. will stay with the customer and provide important feedback as the job progresses. We make sure that the customer does not have any issues with any of the chosen sub-contractors working on their project. Our superintendent can even give regular weekly updates on the job progress to our customers via the web and/or email.
